A unit was purchased pre construction typically a few years ago and now is being sold by the original buyer, to a new buyer, before the unit is fully completed. Selling prior to final closing is called an assignment sale.
Because you will get a brand new unit, in a brand new building, for a very strong price (many of the times a real great DEAL!) with minimal deposit!
There are a few reasons for that. Typically assignments can be purchased at a discount due to their marketing limitations, complexity as well as additional fees. The big one is marketing: the seller of the assignment typically cannot post the property on the MLS because the builder prohibits it and this makes the sale much harder for the seller - which for the buyer this could mean a great opportunity to get a nice discount!
Moving in date for assignments can vary depending on the construction stage of the building and its estimated completion. Our assignments typically have move in dates ranging from immediate move-in (30-60-90 days) all the way up to 15 months away.
Assignments tend to be a bit more complicated than resale transactions but we can certainly assist with making it a smooth ride! There are also certain fees to be aware of and closing may not be so fixed so a bit of flexibility might be required.
